Luxury 5 Star Resort – Dominican Republic, Amber Coast - Water Bungalows - A Stunning Investment Opportunity

The Las Canas Beach Resort on the Dominican Republics Amber Coast (North Coast) is being sold by Off Plan Property Abroad , Staffordshire. The resort boasts a range of properties and facilities including water bungalows that will be built on stilts in the water with five star luxury throughout offering a private Jacuzzi per unit. The investment case for the Las Canas Beach Resort is extremely strong according to Greg Walters, Director of Off Plan Property Abroad. He explains, “Investors will gain a guaranteed 10% annual rental income on this property for the two years followed by 50% net share of the room rate thereafter. We believe that rental income could reach 14% over time as the resort matures.”Regardless of the global downturn and relatively poor economic outcast in the United Kingdom, capital growth is expected to be high for this development as demand massively outstrips supply at present for 5 star properties. This is because properties on the north coast are currently made up of inferior stock, 3 and 4 star hotels or free standing villa types properties in the tropical hills.

Las Canas will be located directly on a 2km long stretch of pristine white sandy beach and there is a shortage of true 5 star property with a void that clearly has the demand to fill it.The first phase of the resort sold out in record time in the middle of 2007 with the resort to be fully operational by the end of 2011. It is expected that the resort will gain up to 96% occupancy down to the hotel operators that will be running the resort, Oasis Hotels & Resorts whom currently run over hotels across the Caribbean and Mexico. Oasis Hotels is wholly owned by Globalia Group which in turn also own Air Europa which operates the islands national carrier Air Dominicana. This is a key when it comes to gaining high occupancy when the resort opens. The resort will also boast a Trader Vics restaurant the world renowned chain. Buyers will be able to use the property for 30 days per year whilst their property will be fully managed and maintained through out the year.  Water Bungalows are available from £595,000 with 70% finance and a 2 year 10% rental guarantee. Apartments are available from £95,000. Property at Las Canas can also be held within a Self Invested Personal Pension (SIPP).

The Las Canas Beach Resort is situated not far from the tourist towns of Caberete and Sosua, just 25 minutes from the Gregorio Luperon International Airport. The area as a whole is already a huge magnet for holiday makers from the US with due to a mass of flights from many major US airports and is just 2 hours from Miami and direct flights from the UK are available. It is estimated that 25% of all travellers to the Caribbean pick the Dominican Republic.
